With it’s numerous water falls, white beaches, and tropical scenery, it is the place to be.
There are a wide variety of condos on the market that you can rent from a studio to a three-bedroom suite. The closer the condos are to the beaches the bigger the price tag. The cost of renting a three bedroom will run as high as $1000.00 per day, so probably if you’re planning on spending a fair amount of time in Maui you could buy a condo. This could prove to be a very good investment as you can rent it out during the period you won’t be there. Most of these condos range from $500,000.00 and up, but could prove to be the best investment you could
make.
There are some factors affecting the condo sales brought on by the state law that requires significant increases in the assessments for condo owners to build their reserves for infrastructure repairs and maintenance. This affects owners of older condos, who now have to disclose to potential buyers the assessment increases, which can be thousand dollars annually. Right now no matter what real estate tells you, Maui is a buyers market. You should take a second look though because you can get cheaper prices. However these properties usually have much less land, sometimes with zero property only what your house is sitting on, so it is buyer beware.
It’s only in Maui where you will find all three types of real estate, this being single family homes, condominiums and residential. Several of these neighborhoods have all luxury housing with all other areas having a mix of all types. You’ll find very few apartment buildings in Maui. Most housing was in the form of condos where some may be in a rental pool for visitors. The actual occupied owner of housing on Maui runs about thirty four percent.
